What Are Trigger Leads?
Trigger leads are generated by national credit bureaus. When someone applies for a personal loan or mortgage, your information is compiled into a list. These lists are created within 24 hours of your loan application.
What Are Mortgage Trigger Leads
Mortgage Trigger Leads identify consumers who have applied for a Purchase or Refinance home loan within the past 24 hours and so are potential customers.
Are Trigger Leads Legal?
Yes, trigger leads are legal. They fall under the Fair Credit Reporting Act (FCRA), which preempts most state laws passed before 1971. While legal, it’s essential to remain vigilant when receiving unsolicited offers. Trigger leads can expose you to identity theft and deceptive lenders, potentially causing confusion during the loan process.
No other leads offer as much value for the money
Because Mortgage Trigger Leads identify potential customers who are serious about purchasing or refinancing their home, they are a great way for lenders to add money to their bottom line. They can be beneficial for both the lender and the consumer if used properly.
Mailingedge is a family -founded American firm with an A+ rating with the Better Business Bureau. We have been providing the freshest, most accurate, and up to date leads available to companies for over 20 years.
Trigger Lead Criteria
We use your filtered criteria to identify for you, those consumers who are serious about purchasing or refinancing a home. For example, we filter your leads by credit score, loan amount, loan to value, no late payments, type of loan and more, for mortgage trigger leads. We filter auto trigger leads by credit score and zip code radius in most cases.
We can also filter your leads for your geographical marketing area by zip code radius, zip code, county, city, state, metro statistical area or area code. If you are looking to target ethnic groups, we have the capability to do this also.
What Mailingedge can do for you
We identify trigger leads daily that match your criteria and deliver them to you via secure email link. And we can upload them to your CRM software. You can then market to them by any or all these methods: phone, ring less voice mail, email, or mail.
If mailing is your preferred method, then we can design a custom mailer, print it, and send it out First Class. We do recommend sending mail regardless of however else you contact your leads. Because cell phones have caller ID and people frequently do not answer numbers they do not recognize.

Trigger Leads: What You Need to Know and How to Opt-Out
If you’ve recently purchased a home or are in the process of buying one, you might have encountered unsolicited credit offers known as “trigger leads.” These trigger leads can also result in unsolicited phone calls or emails after applying for a new credit card or other personal loan.
How to Opt-Out
To avoid trigger leads, consider the following options:
- OptOut Prescreen: Visit the official Consumer Credit Reporting Industry website, OptOut Prescreen. You can opt out online, by phone (call 1-888-5-OPTOUT), or via mail. Choose to opt out for five years or permanently. Remember that OptOut Prescreen will not reach out to consumers, so any calls or emails claiming to be from them are fraudulent.
- National Do Not Call Registry: Sign up to protect yourself from unwanted phone calls.
- DMA Choice: Visit the DMA Choice website to opt out of trigger leads and avoid unsolicited marketing messages. Keep in mind that it may take up to 30 days for your opt-out request to take effect.
